These Terms & Conditions (“Terms”) apply between you (“guest”, “you”) and AVBT GmbH, operating as Alpine Vision (“we”, “us”), for services offered via our website and related channels.
By submitting a booking request, paying where applicable, or staying with us, you agree to these Terms together with any specific house rules or confirmations we provide for your apartment. If you book on behalf of others, you confirm that you have authority to accept these Terms for your party.
Bookings and contract
A booking request submitted through our website is an offer. A contract is formed when we confirm your booking in writing (for example by email) or as otherwise stated in your confirmation.
You must provide accurate guest details, stay dates, and contact information. The maximum number of guests must not exceed what we confirmed for the apartment.
Check-in and check-out times, keys or access instructions, and apartment-specific rules are communicated before or at arrival unless stated otherwise on the listing.

Payment and prices
Prices, cleaning fees, tourist taxes (if applicable), and payment schedules are shown at booking or in your confirmation. Unless stated otherwise, prices include the services described in the listing for the agreed period.
Payments are processed through our designated payment providers. You authorise us and our providers to charge the agreed amounts using the payment method you provide.
If a payment fails or is charged back, we may cancel or suspend the booking and pursue outstanding amounts in accordance with law.
Cancellation and changes
Cancellation and change rules depend on what we communicated at booking (for example free cancellation up to 48 hours before check-in). If no specific rule was stated, reasonable notice may be required; contact us as early as possible.
No-shows or very late cancellations may be charged in line with the rate or policy confirmed for your booking.
We may cancel or relocate a booking in exceptional circumstances (for example force majeure, serious damage to the property, or safety issues). In such cases we will refund amounts already paid for the affected stay where we cannot offer a suitable alternative, unless law provides otherwise.
Conduct and use of the property
You agree to use the apartment responsibly, respect neighbours and building rules, and not cause damage, nuisance, or illegal activity.
Smoking, pets, parties, or extra guests may be restricted as stated in the listing or house rules. You may be liable for damage beyond normal wear and tear.
We or our representatives may access the property for emergencies, repairs with reasonable notice, or if we reasonably believe these Terms are being breached.
Liability
We provide accommodations as described in our listings and confirmations. We are liable under mandatory statutory provisions.
To the extent permitted by law, we are not liable for indirect or consequential loss, loss of profit, or matters outside our reasonable control.
You are responsible for your belongings. We recommend travel insurance where appropriate.
Applicable law and disputes
These Terms are governed by the laws of Austria, without regard to conflict-of-law rules that would refer to another jurisdiction, to the extent permitted.
Mandatory consumer protections in your country of residence may apply where they cannot be waived.
For disputes, the courts of Innsbruck, Austria, shall have jurisdiction where legally permissible; for consumers in the EU, you may also have rights to bring proceedings in your place of residence.
Changes to these Terms
We may update these Terms from time to time. The “Last updated” date reflects the latest version.
For new bookings, the Terms in force at the time of your booking confirmation apply. Material changes to confirmed bookings will be communicated where required.
